How long does a bathroom remodel typically take?

Most full bathroom remodels run 3-5 weeks on site, depending on scope. Basic refreshes can finish in 1-2 weeks. Premium custom builds with full layout changes can take 6-8 weeks. We give you a written start and finish date in the estimate.

Do you handle older Portland homes with original 1920s-era bathrooms?

Yes. Many of our projects are in 1920s Sellwood, older SE Portland, and Lake Oswego homes with original tile, cast-iron tubs, and galvanized plumbing. We assess substrate condition during the in-home estimate and flag anything that may require additional scope (lath-and-plaster repair, plumbing replacement, subfloor work). Any change in scope goes through a written change order, not a verbal upcharge.

Do we need permits for a bathroom remodel?

Permits depend on the scope of work. Basic refreshes that don’t change plumbing or electrical typically don’t require permits. Full remodels with plumbing rough-in changes, electrical updates, or layout changes generally do. We work with licensed plumbers and electricians who pull required permits and schedule inspections. Specific permit requirements vary by city (Portland, Lake Oswego, Beaverton each have their own building departments). We confirm permit needs during the in-home estimate.

Can I supply my own fixtures and tile?

Yes. Many homeowners source their own vanity, faucet, tile, and hardware. If you do, we ask that everything arrive on-site before the build start date so demo can begin on schedule. We can also source materials for you, including direct relationships with Portland-area tile and plumbing suppliers — your estimate breaks out our cost vs. owner-supplied cost.

Do you offer a warranty?

Yes. We back every project with a 1-year workmanship warranty in writing. If something we built fails in the first year, we fix it. Material warranties are separate and depend on the manufacturer (fixtures, tile, etc.).
